The stress-free way to sell your home in 2023

Here are some ways you can make it as stress-free as possible!

  • First things first - invite your Realtor over to talk about your goals around selling your home and create a game plan. Roping your Realtor in as early as possible can benefit you in so many ways. Here are just a few:

    • If you have a place in mind to buy, the logistics can be discussed immediately to properly plan and set you up for the most successful transition

    • We make a honey do list that you can take your time finishing in order for your home to be in the best shape which means getting the best return

    • If there are items beyond your scope of capabilities on the honey do list, it gives us time to book trusted professionals in to help

    • Watching the market specific to your neighborhood over the weeks or months leading up to listing is so valuable! This helps with strategically timing and properly pricing your property which means getting a faster sale

  • Make any necessary repairs or improvements. This is the honey do list discussed in #1. These could include painting, fixing any broken features, swapping out dated pieces such as light fixtures, and any exterior work to improve the overall appearance of your home.

  • Declutter and stage your home. Removing excess furniture and personal items makes your home look more spacious and inviting. It is important to consider the angles of which the MLS pictures will be taken and the walking paths buyers will use during a showing. This is why I hire a professional stager for all my listings to help us show off your home's best features, appeal to the most buyers and evoke emotion so that people can really picture themselves living their lives there. We want them to feel like it is already their home and they NEED to buy it!

  • As we near the time you want to list, we will discuss price strategies. This will be market, comparable and evidence based. Properly pricing means more showings by qualified buyers, respect from other professionals representing those buyers, and therefore less time wasted, and most likely a faster sale meaning you can go back to living your life since showing schedules can be pretty demanding.

  • Next, we review paperwork, offer strategy, discuss inclusions and exclusions, any rentals in the home, updates we haven’t already touched on when discussing pricing, showing schedules, lockbox protocols, etc.

  • Before uploading it to MLS, we get everything ready to market your home. This always includes professional photos, virtual tour, floor plans and videos. It could also include planning open house(s), online marketing and print marketing.

  • Now that the house is listed, you allow showings, receive feedback, review offers, pick and sign one, wait for the buyer to fulfill any conditions and before you know it, your home was just sold with as little stress and overwhelm as possible.

  • I keep you updated with any walk throughs we agreed upon with the buyer and share some moving tips and a handy checklist to help keep you organized.
