Topic: I want to sell my current home, and buy a larger one.

The call started in sharing the unbreakable bond of both having strong willed toddler daughters, and then we got down to business :)

I think the greatest skill you can have as a Realtor is listening - so I start out by asking lots of questions and then share some ideas and advice from there.

Q: What was the motivation to make a move in the first place?

We would like a better school district, more open floor plan, and more work from home space.

Q: Have you connected with a mortgage provider about your plans?

Yes - we discussed the estimated budget for our next home, taking into consideration a conservative amount which we could get from our current home.

Q: What is your timeline?

We would like to close in the Spring

Q: Are you open making pre-list improvements and having a home stager as part of our process?

Yes!

Q: What do you like and dislike about your current area?

Love the access to parks and trails, don’t love the school district.

Q: Where would you like to move to?

Anywhere in Kitchener, except one small area, Waterloo, Elmira or Baden.

Q: Are there any other must haves in your next home, that you already haven’t mentioned in your motivation?

Minimum 3 bedrooms and if there is only one bathroom on the second floor than it must be a decent size, but an ensuite is preferred!

This is all amazing information - based on this, here is my game plan!

  1. When looking at comparable homes in your area, and the current market trends we are experiencing, here is what I found and what I think of your upgrade budget.

  2. Let’s get a professional home stager over to make a list of suggestions for home improvements to make the home look its absolute best! This could be things like swapping out a light, changing kitchen hardware, painting over a dated feature wall, etc.

  3. At the walk through with the stager, we can make sure to review the status of the exterior and look into getting photos now, in the Fall, rather than having only Winter ones to show when it is time to list.

  4. At the moment, my suggestion would be to sell first and then buy. I say this for a few reasons:

    a.) The selling market has slowed down and become more unpredictable, and rates continue to rise, so I want you to know exactly how much you have as a budget to buy the next home

    b.) You have a wide net to cast in terms of where you would buy next, if you were looking for a needle in a haystack, than that is when I would suggest buying first, but with a more conservative budget.

    **This advice could very well change by the time we get to January 2023, so nothing is set in stone until we evaluate the market closer to the time you want to move.

  5. We will get an automatic email set up so that every time a listing is posted on MLS that suits your needs, you will have it emailed to you. If you see anything that really catches your eye, we can go to see it and keep an eye on its status. The more well versed you are on neighbourhoods and home layouts before you HAVE to buy, the more comfortable you will be at making that next big decision.
