The weird thing I do before listing a home

Before listing a home, I will ask myself;

What are all the negative things a buyer could feel, say or think about this home, yard or area?

Sounds harsh, but I do this for the benefit of my sellers!

I do this so I can handle it before listing, address it in the marketing or do the prep work so I can handle any buyer agent rebuttals that come my way!

Some examples of this could be

  • A small kitchen

    • Remove light blocking window coverings

    • Clear counters as much as possible

    • Use colours and hardware that reflect light, not absorb it

    • Get creative with placements of colours of decor like area rugs and art based on where the eyes and walking paths of the buyers go during showings

  • A feature that is universally undesirable such as knob and tube wiring, baseboard heating, the absence of an tub, etc.

    • Find out from trusted trade, what would it take in terms of timeline and cost to turn this feature around, ie. adding a forced air system

    • Get it done before listing, or have it in the records attached to the listing so buyers feel prepared and at ease that the legwork is done and the update is manageable

    • Have design renderings completed to show the potential of the home along with an estimate of what it would cost to complete it *this is where it helps to also be a designer 😉

So if you are getting ready to list your home and you want it to be a no brainer for any buyer walking through - let’s develop a plan to either bring it up to it’s potential before listing, or laying out a plan for any potential buyer to easily make it happen!
