How to Stage your Home to Sell Successfully!

Staging a house is an essential part of the home selling process, and as a real estate AND design team it is always at the forefront of our minds when we are selling your home! 

To put it simply, staging a home is the art of preparing a property for sale by highlighting its best features and creating a welcoming and inviting atmosphere for potential buyers. We want buyers to walk in & envision themselves in the space. 

Here are some of my top tips on how you can stage your home to successfully sell! 👇👇👇

1. Declutter and depersonalize the space. Remove any unnecessary items and personal belongings that may distract potential buyers from seeing the beauty of your home. This includes family photos, collectibles, and any other items that may not appeal to a broad audience. The goal is to create a neutral canvas that allows buyers to envision themselves living in the space.

2. Focus on creating a warm and inviting atmosphere. This can be achieved by adding fresh flowers, plants, and a few decorative items that enhance the overall look and feel of the home. Use soft, neutral colours to create a cozy and inviting ambiance that feels like home. Light your favourite candle - we like Espresso by Violet & Ash, to create the ultimate cozy setting for buyers! 

3. Highlight the best features of your home. This includes natural lighting, high ceilings, and unique architectural details. Use furniture and decor to emphasize these features and create a sense of flow throughout the home. 

4. Know when to call in the experts (aka At Home Co.)! At the end of the day selling your home is a BIG deal & the way your home presents itself to buyers can make or break how quickly it sells. BONUS TIP, when selling with kiddos: Baskets and quick storage solutions are your best friend! Anything you do not need in the next few weeks or maybe not even until after you move, put in containers (here is one affordable favourite) and label them (with this guy). If you have spaces the kids have toys you can put one of these with these to make for a neutral accent and easy clean up. Lastly, put baskets like these everywhere - living room, bathrooms, closets, bedrooms - they are aesthetically pleasing and make getting ready for showings easy!

By following these tips, you can confidently know you have taken the first steps to make your home more attractive to potential buyers. And if you're not planning on selling this winter but instead early next year, it's still a good idea to start now. You never realize how much decluttering you have to do until you really get started! Plus - it will be much more efficient to do it at the same time as packing up the holiday decor!
