5 Reasons to Consider when Buying New

Are you on the fence about whether a new construction home is the right fit for you? I grew up in the new home business, so I have learned all the pros and cons over the years! Here are my top things to consider before buying or building new:

Modern Finishes: New construction homes can feel like a breath of fresh air, boasting the latest architectural trends and designs. Most feature more open floor plans, extra bathrooms, contemporary finishes, and natural light compared to their older counterparts.

Eco-Friendly: New homes are usually packed with energy-efficient features and materials, designed to keep utility bills low and your carbon footprint even lower. From high-efficiency appliances to top-notch insulation, you can enjoy a cozy nest while doing your part for the planet. And hey, saving money on utilities? That's just icing on the eco-friendly cake!

Customization: Ever dreamed of creating a home that's as unique as you are? Depending on the level of customization offered by your builder - the sky could be the limit! From picking out finishes to choosing colours and layout options, you have the power to personalize every inch of your space. 

Peace of Mind: Worried about unexpected repairs cropping up? Fear not, because new construction in Ontario comes with warranties that cover a ton of common problems!

ROI: Often times, the value of a new home rises faster than an resale home, meaning if you are planning to move not too long after moving it - you could make a pretty penny off your investment.

Now for some cons…..

Dust, mud, noise & trucks: When you build new, you are likely moving into an area that is still developing. That could mean your first year you have a muddy lot, a very dusty home, and dirty commute in and out that you share with large trucks! There could still be a lot of mornings you wake up to yelling and hammering. If you think you can weather that for a while - you will benefit, but look around the lot you are thinking of purchasing and it will help you determine how long you will be living through these inconveniences.

The lots: Most cases, these new builds are on small lots with your neighbours fairly close to you. If that’s not your jam, and you have the budget, perhaps try finding a smaller, older home you can tear down or build upon that sits on a large lot to get the best of both worlds.

The builders: Not all builders are equal. I highly recommend you get references, tour homes already built, drive around their developments, get a lawyer to review their contracts and check their warranty history before committing to one because if you choose wrong, you are going to have YEARS of headaches coming your way.
